01 · The situation
Ten years in service, failing unit by unit
The condominium was handed over in 2015 with a Comelit ViP intercom across four towers. After a decade of continuous use, monitors and power supplies are beginning to fail.
Residents frequently report unresponsive buttons, blank screens, or lost camera video. Replacement monitors cost 10-20 million VND each and are difficult to find, while lobby panels cost up to 80 million VND. Meanwhile, maintenance requests continue to pile up at the management office.

Three primary device classes in active service across 605 apartments and four residential towers.
03 · The maintenance impasse
Too costly for whole-system replacement, too specialised for local repair shops
Full replacement costs too much
Replacing every 6802W monitor and lobby panel would cost roughly 6-13 billion VND. The board cannot justify spending that much maintenance funding when most apartments still work fine. Replacement is repeatedly deferred while broken units pile up.
Uncommon protocol for local technicians
Local intercom shops primarily service common two-wire analog setups from COMMAX, Panasonic, or Hafele. Comelit ViP is a specialised Italian IP building system running proprietary protocols, with almost no local service coverage once the warranty expires.
Discontinued by the manufacturer
Equipment vendors usually quote full replacements for ten-year-old systems. They have little business incentive to stock 200,000₫ replacement buttons for discontinued hardware.

07 · Safety & isolation
Engineered to prevent interference with building systems
Apartment repairs must never disrupt neighbor intercoms, entrance panels, or shared network lines. Our technical architecture guarantees complete separation.
- ✓Zero building modifications: Factory firmware, internal configurations, Comelit ViP addresses, and building call routes remain untouched.
- ✓Isolated virtual interface: The module binds strictly to an isolated virtual IP alias (eth0:1), keeping building intercom traffic and existing subnets unaffected.
- ✓Fail-safe operation: If the add-on module loses power or disconnects, standard intercom calling and door release continue working normally.
- ✓Easily reversible: The module unplugs in minutes, restoring the monitor to its factory condition without drilling or pulling new cables through risers.
- ✓Resident home Wi-Fi: The module connects to the resident's private home network, never accessing building infrastructure. Call audio and video stay strictly local.

Unanswered calls are saved with timestamps and photo snapshots, helping residents and landlords track visitors while away from home.
No forced learning curve
The wall monitor operates just as it always has. Residents who prefer physical buttons do not need to install an app; smartphone features are completely optional.

Repairs come with clear warranty terms and an established local technical team ready to assist with future maintenance.
For building management, an ongoing resident complaint turns into a reliable service funded directly by participating owners.
09 · Lobby and basement panels
Component-level repair for shared entrance panels
While apartment units are funded by individual owners, lobby and basement panels belong to common property. Component-level repair saves the building from costly 80 million VND replacement quotes.
One-piece panel, serviceable inside: The 3ONE6 Sense HD is a single vandal-resistant stainless front plate, so there are no clip-out modules to swap at the wall. The parts that actually fail sit on boards behind that plate — HD camera assembly, display, capacitive keypad, speaker and microphone — and the stainless front itself effectively never fails. A whole-panel quote therefore replaces a great deal of hardware that is still good.
Targeted maintenance: Ground-floor and basement panels face high traffic, humidity, and heat. Most faults originate in predictable sub-components that can be repaired cleanly.
Swap and bench repair: One tested spare panel held on site covers all eight locations. A failed panel is exchanged in a single visit and repaired on the bench, cutting lobby downtime from several weeks of procurement to a few hours.
The NFC access control is a separate system: The card reader at the base of the panel belongs to a different vendor and is not Comelit SimpleKey. It does not sit on the ViP network, and Alpha Bits neither services nor modifies it — panel work is scheduled around it so the reader is left untouched.
Entrance panels are quoted individually after inspection. If a panel is genuinely beyond repair, we will advise the board candidly and assist with official procurement.

12 · Action items
Three straightforward approvals, requiring zero building funds
- Fleet audit walkthrough: Authorization to inspect reported faults in consenting apartments and test the lobby 3452HD panels. Alpha Bits provides all technicians, test equipment, and insurance.
- Ten-unit pilot approval: A brief written approval to repair monitors for ten residents with active requests, giving the board clear results to review.
- Resident announcement: A simple bulletin notice informing residents of the service once the pilot proves successful. Scheduling and billing are handled directly with residents.

Full replacement versus targeted component repair
Both projections use benchmark figures from quotes already supplied to the management board.
This estimate illustrates an operational scenario for planning purposes. It models 15-25% of monitors requiring attention over a three-year window, alongside eight entrance panels. The Phase 0 audit will verify exact quantities on site. Chart bars display the upper estimate for each option on an identical scale.

Technical specifications
Engineering details supporting the system isolation and fail-safe commitments in section 07.
System boundary: The module connects to the 6802W internal service header inside the rear bay. It does not join the Comelit ViP call network, does not register as a ViP endpoint, and holds no address in the building's ViP directory. Any required local IP address binds exclusively to a virtual alias interface (eth0:1), keeping the physical interface, its IP configuration, and building routing tables intact.
Failure behavior: The module draws power independently and does not sit in series with call audio, video, or door-release signals. If the module loses power or Wi-Fi connectivity, standard intercom calling and door release continue operating as normal.
Reversibility: The retrofit is purely additive and requires no drilling, wire cutting, riser cabling, or firmware modifications. Unplugging the module returns the terminal to its factory state in under fifteen minutes.
Data and privacy: The module communicates exclusively through the resident's home Wi-Fi network. Call events and video streams are handled locally on the resident's devices, creating no central data storage or compliance overhead for management.
Emergency broadcasts: If the intercom connects to the building emergency alert system, we will inspect this integration during the Phase 0 audit and certify non-interference in writing prior to any pilot installations. This documentation can be submitted to fire safety consultants upon request.
Demonstration unit: All isolation and safety claims can be demonstrated on a bench unit at the board's convenience, including live power-interruption tests to verify uninterrupted intercom operation.
